Asda Consultant of the Year Award
We are delighted to be able to announce that David Timbs picked up the Consultant of the Year Award for Remodels at a ceremony last night from ASDA, Christopher Smith Associates also got a number of mentions in the evenings speeches. This is a just reward for David’s continuing extraordinary hard work and efforts that he dedicates to his work and we are very proud of his achievement.

New Members of Staff join our Leeds Office
We are pleased to announce Ian Lawson, Jack Bridges and Daniel Nightingale as the latest additions to the growing Leeds office. Daniel will be working mainly on the ASDA Asset account but additionally he is also currently working on the ASDA Middleton Remodel Scheme. Ian will be working on the ASDA Remodel Account and is currently on with the Cummnock & Wolverhampton schemes. Jack will be primarily working on the ASDA Remodel Account and he is presently working on the scheme at Nuneaton.

Launch of ‘Ground-Breaking’ Thermal System
The pioneering new eco system harnessing the energy of the Thames to heat 137 new homes and a hotel at the Kingston Heights Development is officially up and running! Kingston and Surbiton MP Edward Davey was the special guest at the launch of the groundbreaking new system that will provide hot water and heating to residents living in the Kingston Riverside complex using thermal energy from the Thames. The heat-pump system will draw up to 13 million litres of water from the Thames each day, harvesting low grade heat before boosting the temperature using technology designed by Mitsubishi Electric. Omega South, Warrington – Asda RDC
Works have commenced on site for a new Asda Distribution Centre at Omega South, Warrington. The works comprise a new Distribution Centre of approx. 500,000sqft with associated external yard areas. The building works are due for completion July 2014. The building will then be fitted out by Asda with the latest state of the art automated goods handling system.
Christopher Smith Associates are delighted to have been appointed as Employers Agent and Quantity Surveyors by our client Bericote Properties ltd, who are developing the site for Asda Stores ltd

University of Southampton Success
All of us at Christopher Smith Associates were excited to hear the news that we had been successful in being appointed for another higher education framework. Over the past few years we have built on the successful delivery of schemes for Oxford University and the University of Surrey and now the University of Southampton becomes our eighth framework commission. This framework offers us a new challenge and allows us to bring our wealth of knowledge and experience to one of the leading Universities, not only in the UK but the world. The Association of Women in Property
“Best of the Best” 2013 Awards Dinner
Christopher Smith Associates attended this sparkling event at Claridges celebrating the new talent coming into our industry from UK Universities. We have supported this event since it began in 2007 and support the aims of The Association of Women in Property to enhance the profile of women in the male dominated construction and property sector. The Best of the Best Awards provide undergraduates with valuable presentation experience, building confidence and focusing on skills that will serve them in their future careers. Out of ten deserving finalists the judges had a very hard decision to crown this years winner. Christopher Smith Associates would like to offer our congratulations to the winner, Charlotte Collins who is studying for her degree in landscape architecture at the University of Gloucestershire.

Another New Appointment at Kingston University
As part of our framework with Kingston University we are pleased to announce our appointment on the Kingston Penrhyn Road Main Building Refurbishments project after a successful mini competition between the framework quantity surveyors. This project comprises the refurbishment of the existing Ground Floor West in order to accommodate a new student union and shop, quiet / prayer space, chaplaincy and meeting rooms. This project will also include the refurbishment of the Clattern lecture theatre which is the main and largest permanent fixed seat lecture theatre serving the Penrhyn Road campus. We look forward to starting this project with Kingston University and will keep you posted on its progress.

Practical Completion reached at Parc Pemberton Retail Park
Practical completion has been certified today for the new build and alteration works at Parc Pemberton Retail Park in Llanelli. This project involved the design and construction of all works including the new Unit 15 with associated external works, surface and foul water drainage extensions and alterations and incoming services, amalgamation of Units 9 and 10A and the extension to the car park with associated surface drainage extensions and alterations. We were employed as Employer’s Agent and Quantity Surveyor on this project by Redbourn Group Limited.

Teeside Retail Park Unit 13 façade works now complete
The Unit 13 Façade Works completed on site today at the Teeside Retail Park and is the tenth project we have completed at this site to date for British Land. This project involved the alteration and upgrade works to the external elevation of Unit 13 including additional glazed curtain walling, new glazed entrance doors and cutting down of brick panels to form low level stall risers and general making good of existing wall cladding and external masonry

London Surrey Ride 100
A fantastic riding time of 6hrs 10mins was achieved by Ross Pritchard and his brother Guy in the London Surrey Ride 100. Unfortunately Ross did have a collision 20 miles into the ride and the tarmac won the fight. Therefore their overall time including a patch up by the St Johns Ambulance and a couple of feed stops was 7 hrs 8 mins. Ross and Guy didn’t just take part in this event for the challenge alone, they chose to raise money for the Meningitis Trust which is a charity close to both their hearts. Congratulations on The Royal Birth
All of us at Christopher Smith Associates were delighted to hear that we have a new royal baby and more importantly that there was no problem with any of the facilities at St Mary’s Hospital. As part of our framework agreement with the hospital, in June 2008 over £900,000 of refurbishment works were completed in the Lindo Wing. This included works to consultancy rooms, waiting areas and many other supporting facilities. Christopher Smith Associates acted as Project Managers and Quantity Surveyors on this project which completed in just 18 weeks while keeping the unit open and it appears that after 5 years the wing is still to a royal standard. Design Work has begun for Phase 1 of The Old Vinyl Factory
Design work has commenced to enable the reserved matters and planning conditions to be discharged on The Boiler House, which is to be the first phase of The Old Vinyl Factory Masterplan Development in Hayes. This project comprises the construction of a new building containing 40 apartments with commercial space on the ground floor. CSA at the Kent County Show
We are delighted to support our friends at Kent County Show by sponsoring one of their prestigious livestock awards at their annual County Show. Our chosen class was the ‘Champion Beef Award’, the winner being Park Hill Hubert, a Limousin. His prize was presented by our Senior Associate Peter Read who was our representative on the day. Peter and his wife Jo had a fantastic time at the show and were intrigued by the preparation of the animals before they entered the show ring – their coats were sprayed with shaving lotion, back combed and blown dry with a Henry vacuum cleaner used in reverse! We have been fortunate to work behind the scenes with Kent County Showground on the Clive Emson Exhibition Hall and we are currently working on the Kent Pavilion, a new exhibition and function space at the showground. This project comprises the refurbishment of the existing building to accommodate the Centre for Higher Education Research and Practice (CHERP) as well as central student support services. Great Yorkshire Bike Ride 2013
Inspired by recent GB cycling successes, Stuart Rich, along with fellow ‘biking enthusiasts’ took up cycling in 2012. They confess to lacking commitment to start with, so as an incentive they entered the Great Yorkshire Bike Ride a charity event that routes from Wetherby to Filey a distance of 71 miles. From April this year they gradually increased the frequency and mileage of training runs to make sure, at the very least, they would be able to finish the course! They were successful and finished the run in 4 hours and 41 minutes. Stuart raised £350.00 for a variety of good causes. It was a really good day and Stuart is now entering other local events in Yorkshire just to keep fit and enjoy the beautiful countryside. Let’s see if the momentum continues when winter hits!

Continued Support of AquaAid
At Christopher Smith Associates we try to ensure that any opportunity to support both local and national charities is taken. One such scheme we have in place is our water coolers are provided by AquaAid. With every water cooler and bottle of water we obtain from AquAid a donation is made on our behalf to The Africa Trust. These funds are used to build fresh drinking water wells in areas in Africa where it is needed the most, like in schools and villages. The current project we are helping to fund is the installation of additional Elephant Pumps in Africa. The Elephant Pump is a modified version of an age old Chinese rope pulley system. The pump is built by the people of that area, who are then taught how it works and how to repair it using local materials and parts.

Supermarkets Conference 2013
As one of the leading providers of Cost Consultancy to food retailers, Jeremy Robinson attended the conference on behalf of Christopher Smith Associates. The event was again well attended and all major food retailers provided speakers for each of the subjects during the day. Many current subjects were discussed with the main messages being; all retailers moves from large format stores into the convenience market place and the commitment to BIM in line with government guidelines. Contractors also indicated that there was little opportunity to reduce costs any further and that the current level of tender pricing within this sector could not be held much longer. The sun is shining on Gallions Reach Park, East London
This scheme involved the treatment and modelling of over 6 million square feet of the former Royal Arsenal and its inherent industrial contamination. Earthworks on the site to form distinctive mounds involved the cut fill and import of over 100,000m3 of soils and took place over a 12 month period. Overall value £900k. Kieran fights to help local Charity
Kieran Devenish, one of our Leeds Office surveyors, was part of the card for a charity boxing event helping to raise money for the Kendal Middleton Appeal. The event was held at Leeds Town Hall and, Kieran, our own ABA Lightweight, provided part of the show. Kieran who has previously trained with Olympic Gold medalist, Nicola Adams, did eventually lose his bout however the night raised over £10,000, so well worth the effort on Kieran’s part.

Guy Thefaut and Ross Pritchard attended the Cathedral Group ‘This is how we Rock N’ Roll’ event in celebration of gaining the formal planning consent for The Old Vinyl Factory.
Christopher Smith Associates were awarded a limited edition Rock N Roll print for their work and support in getting to this milestone.

Practical Completion for Tesco RDC
Practical completion was reached today for the shell works at the Tesco Retail Distribution Centre at Erith. The scheme has been delivered over a period of 30 weeks with early access for the tenant fit-out occurring after 13 weeks. The facility serves as a “black store”, a store layout, principally for the picking and distribution of groceries ordered online. Christopher Smith Associates were appointed by the Developers as Employer’s Agent and Quantity Surveyor for the shell scheme with a project value of £6.9m. Survival of Tough Mudder 2013
Ross Pritchard, along with his team mates from ‘The Not Quite There’s’, took part in the Tough Mudder event at Boughton House in Kettering on the 04 May. The Tough Mudder, described by the organisers as “probably the toughest on the planet”, is essentially a half marathon that incorporates a gruelling series of 25 military-fitness-style “obstacles”, including waist-high, mile-long mud swamps, 15ft wall-climbing, plank-walking and underwater “claustrophobia tunnels” along the route, topped off with “electroshock therapy” near the finish line. He had a fantastic time and is already planning to participate again next year!

Considerate Constructors Bronze National Site Award for Kingston Heights
United House Limited who are the Main Contractor on the Kingston Heights project have received a Considerate Constructors Bronze National Site Award specifically for its exceptional achievements in the Considerate & Good Neighbours categories. The site was also commended for the high standards it has reached in the Environment, Appearance, Respectful, Safety, Responsible and Accountable categories. This is a significant achievement on such a complex and challenging project within the confines of a town centre project. Demolition has begun for the new ASDA store in Telford
Works have now commenced on the demolition of the vacated Telford & Wrekin Civic office buildings to make way for a new 85,900sqft gross (42,900sqft net Sales) Asda superstore. The new store will replace the existing Asda store located in the nearby shopping centre. The scheme will also provide 495 parking spaces, a Petrol filling station and associated S278 Highway works. To make best use of the steeply sloping site, the Asda store will be on stilts with parking beneath and accessed via a glazed travelator pod. Demolition and cut materials will be re-used to bring up the levels at the lower end of the site, also ensuring minimum waste to landfill. Completion is due Feb 2014. CSA LLP are appointed by Asda Stores Ltd as Quantity Surveyors on this project.

New Asda Superstore, Barnes Hill, Birmingham
Following extensive site enabling works, including the diversion of an existing watercourse, the steel frame has now commenced to form a new 76,000sqft gross (39,000sqft net Sales) Asda superstore. The scheme will also provide 430 parking spaces, 212 of which will be located at basement level beneath the store, a Petrol filling station and associated S278 Highway works.
Completion is due October 2013. Christopher Smith Associates LLP are appointed by Asda Stores Ltd as Quantity Surveyors on this project.

Brakes Distribution Centre, Omega Park North, Warrington
Following extensive earthworks remodelling and some significant weather since Christmas, the steel frame and cladding are now being erected to form part of a 175,000ft mixed temperature distribution centre for the foods distribution company Brakes. The scheme is a full turnkey operation and is due for completion in August 2013. Christopher Smith Associates LLP are acting as Tenants Representative following the delivery of the a similar Unit in Reading in 2012 where they acted as Project Managers, Employers Agent and Quantity Surveyors for the developer Standard Life.

Several of our staff made the journey, by public transport, to the Excel Arena to visit Ecobuild 2013. The event is now a must on the annual exhibitions calendar for any business with a firm commitment to sustainability. The event was supported by many of the major industry bodies such as The Carbon Trust, UK Green Building Council, Passivhaus Trust and BRE and showcased thousands of new technologies and suppliers. With the work Christopher Smith Associates are undertaking in promoting energy solutions, carbon reduction and green design solutions through our projects, this event has given us a clear insight of what is possible for future schemes and how we can transmit the cost benefits to our clients.

Beat the Bell Challenge or Padded Shorts, a Girls Bike and Sore Bits– Part 1!
If you have ever yearned to wear tight fitting Lycra with a specially padded bottom then you will surely be envious of Mike Smith from our Leeds office who took part in a 50k bike ride to raise funds for his childrens school IT equipment on Friday 1st March. Mike, not a regular cyclist, donned his first pair of thigh hugging stretch fabric shorts, planted his a padded bottom onto his wife’s bike (a bit small but the seat was adjustable) and set off with a group of similarly clad virginal peddlers to ‘beat the bell’ i.e. start from the school bell in the morning and finish before the end of school bell in the afternoon. The event has so far raised in excess of £2,300; a fantastic amount for this inaugural event.

Kingston Heights CSA Staff Site Visit
The Contractors on this scheme, United House Limited, kindly offered a viewing of the Kingston Heights site for CSA Staff. United House gave a short presentation at commencement of the visit followed by a site tour, going into the UKPN Substation enclosure, up scaffold stairs onto the podium roof and also around the ‘affordable’ flats in progress (shell at present). The Hotel and Private Apartments are piled with foundations in progress. We also had a close view of the adjoining ‘Riverside’ development (235 flats up to 16 storeys) that Redrow purchased off NHP and which is being constructed separately but sharing common party wall piling and foundations and requiring close co-ordination between the Contractors to complete the extensive works on the boundary. CSA have been involved in all the feasibilities for both Heights and Riverside projects since 1999 (circa £90 million). The Heights project on which Christopher Smith Associates are Employer’s Agent and Quantity Surveyor, is still awaiting a hotel operator for the fit-out works, but when completed, overall the Heights contracts will amount to some £42 million.

New member of staff in Kingston
Please join us in welcoming Eisha Chander to Christopher Smith Associates. Eisha has recently graduated from Kingston University completing a BSc (Hons) course in Quantity Surveying Consultancy. Eisha has joined our expanding Healthcare and Education Team in Kingston and is working with one of our Associates, Anthony Guild, to complete her APC and become a Chartered Quantity Surveyor.

Old Vinyl Factory gets Planning Permission
